What is residential sales like?

Sales negotiators register buyers, arrange viewings, gather feedback, negotiate offers and help keep agreed transactions moving. The sales cycle can be longer, so patience, pipeline management and the ability to maintain relationships matter.

  • Longer customer journeys and larger individual transactions.
  • Regular buyer and seller follow-up.
  • Offer negotiation and sales progression.
  • Strong focus on instructions, exchanges and fees.

What is residential lettings like?

Lettings usually moves faster. Negotiators register applicants, conduct viewings, negotiate offers and coordinate the early stages of a tenancy. High enquiry volumes and short deadlines reward energy, urgency and accurate administration.

  • Faster deal cycles and frequent customer contact.
  • More rapid diary changes and viewing activity.
  • Applicant qualification and offer negotiation.
  • Close coordination with administration and property-management teams.

The practical differences

Pace

Lettings is normally faster and higher volume; sales transactions usually take longer.

Follow-up

Both require it, but sales often involves maintaining a pipeline over a longer period.

Administration

Accuracy matters in both. Lettings often has tighter move-in and compliance deadlines.

Which route should you choose?

Choose lettings if you enjoy urgency, busy diaries and quick decisions. Consider sales if you prefer longer relationship-building, negotiation and managing a transaction over time. If you are genuinely unsure, apply to businesses that cover both and ask to understand the daily routine before accepting an offer.

Recruiter tip: avoid telling an interviewer that you will “do either”. Explain why the advertised department appeals to you while showing that you understand the differences.
