Public guide · Updated 5 October 2026

Own a managed portfolio through reliable repair coordination, customer updates and accurate records. Specify your portfolio size, property mix and available support rather than claiming every property-management role is interchangeable.

Adapt the brief before advertising

Confirm location, working hours, basic salary, commission or bonus basis, reporting line and support. Use only requirements that are relevant to the work. Mark any missing details clearly instead of publishing an incomplete promise about earnings or progression.

Example role purpose

As our Property Manager, you will take ownership of agreed customer work, keep reliable records and coordinate the next step with colleagues. You will receive a clear induction and regular review of your responsibilities.

Core responsibilities

  • Capture repair reports and prioritise them using the agency’s procedures.
  • Coordinate access, approvals and contractor progress; escalate exceptions promptly.
  • Keep tenants and landlords informed with clear, documented next steps.
  • Maintain accurate property records and support planned reviews and handovers.

Evidence to look for

  • Experience organising competing customer commitments, with a relevant example.
  • Clear written communication and accurate record keeping.
  • Sound judgement about when to seek approval or escalate.
  • Confidence learning the agency’s systems and portfolio procedures.

A practical interview scenario

Talk through a repair from initial report to closure. Ask what was recorded, how urgency was assessed, who approved the work and how the customer received updates.

First 90 days

First 30 days: learn the portfolio, systems and escalation routes; complete supervised repair handovers. By day 60: own an agreed workload with record checks. By day 90: review open-case quality, updates and learning needs.

Package and success measures

State the basic salary separately from expected variable earnings. Explain the assumptions behind OTE and any threshold or guarantee. Choose a small number of quality and outcome measures relevant to this desk; activity totals alone should not define success.
